A crack, subsidence or a deformation has to be read in the context of the building: its age, its materials, its alterations. The inspection links what we observe to the history of the house, then separates what is established from what needs monitoring or further investigation.

The history of the building
When the defect appeared, how it has changed, recent works in your home or next door: these guide the analysis. Old drawings, dated photos and previous reports are valuable.

The load-bearing elements
We examine the walls, beams, floors and roof structures concerned: width and pattern of the cracks, out-of-plumb walls, deflection, damp, corrosion or timber decay, within the limits of what is visible.

The likely causes
Settlement, overloading, damp, temperature changes or poor workmanship: we back up our hypotheses with measurements. A stable crack that does not go through the wall and is less than 3 mm wide is usually harmless; beyond that, a few months of monitoring may be needed before drawing conclusions.

What to do next
The report sets priorities: monitor, investigate, design strengthening or take protective measures. You know what is urgent and what can wait.

A photo shows a state, not a trend. Dated pictures, a record of the crack and knowledge of the works carried out next door make it possible to identify the cause, or to prescribe the monitoring that will settle the question.

Permits and architect
An inspection requires no administrative formalities. If it leads to strengthening works, these may require a permit and an architect depending on the Region. In an apartment building, access to the common parts is arranged with the syndic.
The cost of the design
Allow €600–2,250 excl. VAT depending on the number of defects, their accessibility and the measurements needed, plus 21% VAT. A pre-purchase opinion on a specific point is at the lower end of the range.
The opinion covers the elements inspected, not the whole building. It is neither an insurance assessment nor a court expert’s report. Strengthening calculations and drawings are a separate job.

Does the width of a crack show how serious it is?
It is an indicator, not a verdict. A fine, stable crack that does not go through the wall is rarely a concern; a crack that opens, shifts or exceeds 3 mm needs monitoring. Its pattern and the deformations around it matter just as much.
Is one site visit enough to find the cause?
Often, but not always. Slow movement or a hidden element may call for tell-tales, an investigation opening or measurements. The report states what has been concluded and what remains to be checked.
What is a pre-purchase opinion worth?
It sheds light on the structural points inspected, the uncertainties and what to plan for, within the time of one visit. It does not guarantee the absence of hidden defects and depends on the access granted. Belgium has no standard homebuyer survey as in the UK: this is a targeted inspection by a structural engineer.
How does it differ from a strengthening design?
The inspection establishes the condition and the causes. The strengthening design sizes the intervention and produces the documents needed to carry it out. One can lead to the other.
What if the problem suddenly gets worse?
In case of immediate danger, move away from the area and call the emergency services (112). For an urgent inspection, call us directly: we will arrange a visit according to the urgency.
